Just a few years ago, when we made a purchase in 2017, a tenement house at ul. Legionów 75 was one of many gray, neglected tenement houses, similar to the neighboring buildings in an unattractive neighborhood.

Half-abandoned, with peeling plaster, with remnants of balconies on the facade - it looked as if her best years were already behind her. The previous, foreign owners, having no idea for it, decided to put it up for sale.

One of our companies acquired the building in May 2017. We saw great potential in the tenement house - a spacious, green courtyard, positive changes taking place in the immediate and more distant surroundings of the property, as well as its favorable location and original architectural elements. The property, after many years of neglect, was fit for a major renovation, which started as soon as possible and ran very smoothly.

Suffice it to say that the entire building was completely renovated in just 8 months. All installations were replaced, the balconies were partially restored, the façade was painted both from the front and the yard side, and a new roof covering was installed. The estate is located in Jaksonów (Żórawina commune), 24 km south of the Wrocław market square. It consists of two buildings that were erected at the turn of the 1980s and 1990s as apartments for the employees of a local agricultural cooperative. This construction was never completed due to the change of the political system in Poland. The building, still in an open shell, was purchased at a municipal tender.

The property was purchased in December 2012 through a public tender procedure organized by the Wrocław Commune. The subject of the transaction was a plot of land developed with a tenement house at 7 Łanowa Street, located in the dynamically developing southern part of the city.

Eleven residential segments with basement (numbers 2-22) were purchased along with an adjacent plot of land, which was then allocated to a parking lot. One of the segments (No. 18) stood on land given for perpetual usufruct.

The buildings are part of a larger development complex created in the 1930s as a complete urban housing estate with multi-family buildings. The estate is an example of modernist architecture that was common at that time. The buildings were designed in a parallel arrangement with a common part of gardens and greenery in the outbuilding (Zeilenbau type buildings). The central part of the estate consisted of three-story multi-family buildings with a basement and an unused attic. The aesthetics of the façade is minimalist and its layout clearly reflects internal functional divisions.

Most - seven - of the segments were quickly sold to other external Wrocław companies. As a result, the partners of the current Odnova company remained the owners of segments 16, 18, 20 and 22 and a construction plot, on which a surface car park was built in the second stage of the investment. In the first stage of implementation, the project included renovation and thermo-modernization of the existing buildings. The layout and purpose of the rooms have not changed - on all floors there are two apartments, usually 2-room apartments.

Most of the premises have a separate kitchen, the rest have a kitchenette directly adjacent to the living room. In the basement part, storage rooms were renovated, with additional shared rooms for storing bikes and prams. In terms of technical infrastructure, a connection to the heating network was made, and a heat exchanger was installed in one of the segments, supplying all eleven buildings through a completely new central heating installation. In addition, a new connection to the power grid was made, and the location of the water connection was changed. The existing installations have undergone a major renovation including the modernization of the sanitary and rainwater sewage system.

The second stage of the investment involved the reconstruction of the unused attic. The number of existing apartments was increased by 22 in all eleven segments, which increased the demand for parking spaces. This created the necessity to build an above-ground car park, resulting in a square providing 45 parking spaces.

Regardless of the finishing condition and the type of market on which the premises were offered (primary or secondary), the customers' opinions showed that the offer was a good alternative to "large panel", as it was in the same price range, but provided a higher standard.

An additional advantage was the exceptional good connection of the area - direct access to public transport and the A4 motorway. The property is located in Kraków, in the Wzgórza Krzesławickie district, next to the former brickyard. The building is part of the buildings erected to meet the housing needs of the plant's employees, most of the remains of which have already been demolished.
